It is better than your average KOA. The Halloween decorations are out and the place looks very festive. The laundry facilities were great and so was the staff. We were about 15 minutes from Williamsburg and Jamestown so it was very manageable. Williamsburg and Jamestown are definitely one-day max stops. If you are an early riser, you may be able to do both in one day.
The walk from the parking area to the tourist portion of Jamestown is about a 15-minute walk. Bring walking shoes.

This was our first KOA experience and this campground was nice and about 15 min from each of the attractions we planned to visit (Busch Gardens, Jamestown Settlement, Colonial Williamsburg). The pool was still open in early Oct and heated to 80 but we didn’t use it. The park was a blast with an awesome swing ride that the kids couldn’t get enough of. There was trick-or-treating that everyone took part in and other fun activities like a disk golf course. The staff was super friendly and the maintenance guy seemed busy taking care of everyone which was good. The cable was good but the internet wasn’t very strong. Maybe because of where we were. We booked late on a holiday weekend so had to opt for a premium site which was nice level gravel with a brick patio, wood swing, fire ring, dining table and chairs, and a gas grill. The bath house was not bad. It was a little dated but very clean. Overall we had a great time and will seriously consider this campground next time we visit the area.

This KOA is typical of KOAs with a lot of amenities and friendly staff but this comes at a high cost. The location is very convenient to Williamsburg. The best way to see Williamsburg is to park at the Visitors center. The parking lots are huge and even have RV parking. From the Visitors center you can grab a shuttle or walk ( about 1 mile) on a nice walking path directly to Colonial Williamsburg.
The park was wooded with cable, internet (usable when the park was low on guests but non-usable once it started to fill up), lots of things for the kids to do etc.
This is a park more geared towards smaller RVs. The roads were extremely tight with trees everywhere. On my row, I saw larger Class As having to back out of their "pull thru" site and make crazy corners to get out. I saw other larger campers have to ask their neighbors to move their trucks to get out. This was all in my row. The rest of the campground wasn't much better.
Luckily for me by the time we left, the campground had completely emptied out and I didn't have to ask anyone to move their truck. To advertise this as a "big rig friendly" campground is complete nonsense.
They also need to clean more. The dog wash was disgusting with spiders and webs all over it.
Other than that, it was a decent little campground.
Cell service was usable but not great on ATT and Verizon without a booster. Got about 3mb d/l on both.

We stayed here Sep 2020 for VKR weekend and 4th of July 2021 and will be back again in Sep 2021. Our kids absolutely love the gravity rail. The campsites where the trailers are parked are level, but we did notice our site dropped down a bit once you got off the pad this summer. Bathrooms have always been clean. The petting zoo is always a fun treat. The walking trail is a pretty neat and relatively short hike. Overall, a great park and close to Williamsburg. The only issue we had originally was our GPS sent us to their extended stay section rather than their short term stay section which was about 0.5 mile down the road.

We stayed here for a week in April 2023. This used to be a KOA but is now a private campground. They used to have 2 properties on the same road… now it is just this one (the first one on Newman rd.).
Older reviews about the KOA years may not apply now.
Review:
Campground was nice. Nothing over the top. Decent spots, some shady, some sunny. The paved sites have a nice patio and some have a swing or fire pit built in.
Camp staff seems nice and accommodating. The pool was open, clean and warmed (swimming in April).
Garbage is picked up throughout the day at the site and firewood is delivered from the store.
Laundry room was clean and in good order, bath houses were all good… (just watch the water temp if someone flushes lol…)
Lots of families and kids around… the camp rents tricycles and little recumbent bikes for kids.
The bounce pillow has a big and little side and the playground has an awesome “swing”-coaster for big kids… like a swing on a rail…
Not a lot of events happening but they said those programs start in a week or two.
Overall a nice place.. 15 mins from colonial Williamsburg and 20 from Busch gardens…
I would stay again.
